will send you an introductory packet and then follow up regularly with more
information on the area and homes. When you arrive you will be well informed
and ready to look at the homes best suited for your wants, needs and desires.

to determine the maximum mortgage a lender will allow you to handle and find
the payment that you will be comfortable with. This allows you to find the best
home available to you in the shortest time possible.
- Explain the various forms of financing
that are possible and provide up-to-date information on interest rates. Show
you how it's possible to buy a home with little or no down payment or closing
costs, which may be in your best interest.
- Locate homes available in the style,
price, and location for you to preview, through the use of the Multiple Listing
Service, my current listings and networking with agents from all the other
brokerages (remembering the three most important considerations in purchasing a
home are location, location, and location!).
- Show you any home available for sale
regardless of which real estate company or builder has it listed or
advertised.
- Aid in your search by keeping you updated
of any new homes on the market that meet your search parameters.
- Assist you, the buyer in making a
decision and prepare the contract offer to be presented to the seller. (I want
you to get the best deal possible!)
- Help you and the seller come to terms
that satisfy and are a win-win for both.
- Negotiate fairly, differences you and the
seller have about your offer, presenting an objective, third party viewpoint.
- Handle any and all complications that
occur throughout the buying process
from before the contract to after
the close of escrow; thus, eliminating possible barriers for you.
- Walk you through the complete buying
process, arrange the closing and help synchronize buyer/seller transactions.

Closing or Settlement >Net Sheet for Sellers
When you consider what price you should accept when selling your home, there are two important factors that will influence your decision. The first factor is the basic sales price. The second, and more important, is the amount you will actually receive from the proceeds at the closing.
Your real estate agent will prepare a seller's "net sheet" showing what your expenses will be. This will aid you in determining who pays what and when. It can help you to focus on the details of the sale.
A seller's expenses will include brokerage fees, real estate settlement fees, title insurance fees and special assessments. In some cases the buyer may ask you to pay some of the loan fees. Local real estate taxes will be pro-rated for you and the buyer, and you may be asked to place funds in escrow for payment of your final water bill. Subtract your mortgage balance any home improvement loans and other liens against the property that will be paid at the closing to come up with your final figures.
Your real estate agent can go over all of these factors with you when you list your home for sale and again as offers come in.
